Do I need planning permission?
Certain types of works can be carried out without requiring the need to apply for planning
permission (carried out under permitted development), these are driven my central governmentrather than the local authority. Generally applying to residential houses and excludes properties in conservation areas.
Types of works covered under permission development:
– Single storey rear extension between 3-6 meters.
– Loft conversion including the building of dormers up to 50m3
What Is Building Control?
Building control or appointed officer are responsible for ensuring the said construction works are carried out in accordance with current building regulations. They carry out interval inspections of the property and sign off at the end once the works are complete and to building regulation standards. The certificate is important to prove that the property meets current regulations and is required when selling or re-mortgaging your property.
Do I need a Party Wall Agreement?
Certain works are covered under the Party Wall etc. Act, these are typically building up to the line of junction (boundary line), carrying out works to the party wall or excavating within a three to six-meter radius of any neighbour structures/buildings. We can assist in serving party wall notices to the neighbours and where appropriate offer assistance should you not receive positive consent from the neighbours.
What are your payment terms?
Payments can be arranged at milestone intervals or on set periods (i.e. weekly, fortnightly), this can be discussed with your project manager.
Are your prices fixed?
At Derry Build we pride ourselves on being transparent, we will always be clear and transparent with our quotations and these will be fixed sums. Where the works change at your request these sums are amended accordingly, for example, you may wish to add further works or omit some works to save some money.
Do you provide guarantees?

How long does it take to construct a Loft Conversion?
The size and type of your loft space will not only determine the internal space/rooms which you could create but also the time to complete the works. Typically works can be completed within 9-12 weeks.
How long does it take to construct a rear extension?
The size and type of your proposed rear extension will determine the time to complete the works. Typically works can be completed within 10-12 weeks. This will vary dependent on what other internal refurbishments you may require.
Can I change my plans during the works?
Yes, your dedicated construction manager will be at hand to help provide advise at every stage. We understand plans change especially as you start to see the new space created, your construction manager can help adjust/add your works to suit your requirements.
Do I need an architect?
Derry Build have inhouse architects who can draw up your proposed works and apply for planning permission. Once the works drawings have been produced, we can provide a fixed lump sum NO OBLIGATION QUOTE for the works and agree a build time to complete the works.
